As an owner builder, you take on the role of the general contractor for your own project, giving you full control over the construction process. •General Assistance: Our team is available to provide you with advice and answer any questions you may have about your construction project. We are committed to working with you to help complete your project successfully. 

•Plan Review: We meticulously review your completed plans, drawings, and specifications to identify any deficiencies. If we find any issues, we will assist you in consultation with your architect or designer to address these shortcomings. While we do not guarantee the plans, our goal is to help you identify and remedy potential problems early on. 

•Cost Estimation: Once provided with a complete set of plans, we work with you to develop a reasonable cost estimate for the completion of your project. This estimate is based on your plans and input regarding the level of finish and allowances. Please note that this is an estimate and not a guaranteed cost, as many variables can affect the final project cost.  

•Contractors and Suppliers: We will provide you with a list of potential contractors and material suppliers for each trade, phase, or category of work. While the final decision on contractor and supplier selection rests with you, we offer valuable insights to help you make informed choices. We recommend obtaining at least two quotes for each trade to compare both price and quality. 

•Review of Bids: At your request, we review bids or proposals from contractors and material suppliers. If you decide to enter into a contract with any supplier, we will review the proposed contracts and consult with you regarding the features of the agreement. Please note that we do not provide legal opinions or advice; we recommend consulting an attorney for legal matters. 

•Material Selection: We consult with you on the qualities and costs of materials proposed for your project. While the ultimate decision on material acquisition and contractor selection rests with you, we provide valuable insights to help you make informed choices. 

•Job Site Consulting: We offer job site consulting, scheduling, and coordination meetings to ensure your project stays on track. Each contractor should sign a contract, and we provide detailed coordination and consulting based on the process selected. 

•Consulting: At your request, we consult with you regarding the quality of construction in progress and suggest necessary changes, revisions, modifications, or corrections. 

•Conflict Assistance: While we are not mediators, we assist in facilitating communication between you, your contractors, and material suppliers to help resolve any disputes that may arise regarding the nature or quality of work performed or materials supplied.
